The job of a self storage website

The site has one job: turn someone who is moving this month into a rented unit. Everything else on it, the amenities list, the photos of the office, the mission statement, either helps that or gets in the way.

That framing changes what you build. A renter arriving from a phone search does not need to be sold on the idea of storage. They already decided. They need to know whether you have the size they want, what it costs this month, and how fast they can get a door code. Three answers, ideally on one screen.

If a renter cannot see a size, a price, and a next step without scrolling, the page is a brochure.

Most common conversion killers

Across the sites we audit, the same handful of problems account for most of the lost revenue. None of them are exotic.

1. Hidden or missing pricing

Operators hide rates to protect the phone call. What actually happens is the renter opens three competitor tabs and rents from whichever one answers the question. Visible rates, including a web-only rate, almost always win.

2. A unit table nobody can read

Default platform tables list every unit in the facility with duplicate rows, cryptic feature strings, and two competing buttons. On a phone it becomes a wall. Group by size, say what fits, and give one clear action.

3. A reservation form built for the office, not the renter

Every extra field costs completions. Ask for what you need to hold the unit, collect the rest at move-in.

  • Slow location pages, especially hero images shipped at full resolution
  • One generic page covering six facilities, so none of them rank
  • No phone-call tracking, so half the move-ins are invisible in reporting

Fixing pricing visibility and the unit table took one operator from 2% to 5.5% site conversion. Same traffic, same ad spend.

How to measure conversion rate

Most reported storage conversion rates are not comparable, because the denominator moves. Pick one definition and hold it: unique visitors to any location page, divided into completed reservations plus tracked calls that became move-ins.

Two practical notes. Count calls, or you will undercount a third of your business. And segment paid traffic separately, because blending it hides whether the site or the ad account is doing the work.

There are four realistic paths, and the right one depends on how many facilities you run and how fast you are opening more.

Platform template
Cheapest and fastest. Generic, hard to differentiate, conversion ceiling around 2%.
DIY builder
Full design control, no live unit data. Someone on staff owns it forever.
General web agency
Good design, learning your industry on your budget. Integration work usually stalls.
Storage specialist
Highest upfront cost, live platform data, and someone who has already made the mistakes.

Where to start

Before redesigning anything, get your current conversion rate defined and tracked, including calls. Then fix pricing visibility and the unit table on one location page and watch it for a month. That single change is usually the largest available gain, and it tells you whether the site or the traffic is the problem.
